Terms & Conditions of Use

1. Who we are and what this is
Chirie is a rental marketplace platform operated by WizMedia ("we", "us"). These terms govern your use of the Chirie mobile app and chirie.eu. By creating an account or using the platform you agree to them. If you do not agree, please do not use Chirie.
2. What Chirie is — and what it is not
Chirie connects renters, private landlords and letting agents, and provides tools around the tenancy: listings, messaging, viewing appointments, document generation and electronic signing, and deposit tracking. Chirie is a technology platform only. We are not an estate or letting agent, we are not a party to any tenancy or sale agreed between users, we do not provide legal advice, and we never hold rent or deposit money.
3. Accounts
- You must be at least 18 and provide accurate information.
- You are responsible for activity on your account; keep your sign-in methods secure.
- One person, one account. Accounts may act as a renter and, where approved, as an agent.
- Verified badges are granted after review and may be withdrawn if the underlying information changes or proves inaccurate.
4. Listings and content
- You may only publish listings for properties you are genuinely entitled to offer, with accurate details and photos you have the right to use.
- Every listing is reviewed before publication. We may decline or remove any listing or content that is unlawful, misleading, discriminatory, or that breaches these terms — and may suspend accounts that repeatedly break the rules.
- Never ask for or send money before a viewing has taken place. Keep payments and conversations on trusted channels, and report suspicious behaviour with the in-app tools.
- You keep ownership of your content and grant us a licence to host and display it for the purpose of operating and promoting the platform.
5. Subscriptions, boosts and billing
- Paid plans are billed monthly and renew automatically until cancelled. You can cancel anytime in Profile → Subscription → Manage Subscription; cancellation takes effect at the end of the current billing period.
- Card payments are processed by Stripe; certain one-off purchases on iOS (such as listing boosts) are processed by Apple as in-app purchases.
- Plan allowances (listings, boost credits) refresh monthly and do not roll over. Boost credits are consumed when used.
- By starting a subscription you ask us to provide the service immediately; where you have a statutory 14-day withdrawal right, you may lose it once the service has been fully performed. Your statutory rights as a consumer are otherwise unaffected.
- We may change plan prices or contents with reasonable advance notice; changes apply from your next billing period.
6. Documents and electronic signing
- Document templates (such as tenancy agreements and welcome packs) are provided for convenience and are not legal advice. You are responsible for ensuring any document you send or sign is accurate, complete and lawful for your situation. For tenancies over three years, or unusual arrangements, seek independent legal advice.
- By signing a document in the app you consent to signing electronically. We record the signature, timestamps, IP address, device details and a cryptographic fingerprint of the document so the signature can be verified, and we make signed copies available to both parties.
- Statutory obligations remain yours: landlords and agents are responsible for protecting deposits in a government-approved scheme within the legal deadline, serving the prescribed information, and supplying required certificates (such as gas safety, electrical safety, EPC and the How to Rent guide). Chirie's trackers and reminders are aids, not a transfer of responsibility.
7. Acceptable use
Do not use Chirie to break the law, defraud or mislead others, discriminate against protected groups, harass anyone, send spam, scrape data, interfere with the service, or attempt to access accounts or data that are not yours.
8. Availability and changes
We work to keep Chirie available and improving, but the service is provided "as is" and we cannot promise it will always be uninterrupted or error-free. We may add, change or withdraw features, and may suspend or terminate accounts that breach these terms.
9. Liability
Nothing in these terms excludes liability that cannot lawfully be excluded (including for fraud, or death or personal injury caused by negligence). Subject to that, we are not liable for dealings between users — including the condition of properties, the conduct of viewings, the performance of tenancies, or the content of documents users create or sign — and our total liability to you in connection with the platform is limited to the amount you paid us in the twelve months before the claim.
10. Ending these terms
You can stop using Chirie and delete your account at any time in the app. We may suspend or close accounts that breach these terms, with notice where reasonably possible. Sections that by their nature should survive (including document records, liability and governing law) survive account closure.
11. Governing law
These terms are governed by the law of England and Wales, and disputes are subject to the courts of England and Wales. If you are a consumer resident in the EU, you keep any protections and rights granted by the mandatory laws of your country of residence, and you may bring proceedings in your local courts.
